I tried Wordtracker and actually purchased a one-week membership in an effort to locate words that had a high Keyword Effectiveness Index (KEI), which I understand to be the number of times a phrase has been searched divided by the number of competing websites. The terms that I have been using as the focus of my content and in my metatags, all had a very low KEI, which left me somewhat discouraged at my ability to optimize my website for high placement in organic search results.
I have used google adwords in the past, but not lately. I had some success with it previously by offering a free market analysis of a homeowner's property, which would be provided after the homeowner gave his/her contact information including whether they were planning to sell their home and within what timeframe. I haven't used this google ad recently because I am trying to focus more on homebuyers as homes in my market are listed for an average of 11 months before they sell.
I will check out keyword discovery. I haven't heard of their service before. Thanks for the tip!
