I posted a question early this morning about finding keywords with a high Keyword Effectiveness Index (KEI). I'd like to talk a bit about that if that works for you.

You are right on your understanding of KEI
In the past I have focused on keywords like "Newport Beach Real Estate", "Orange County Real Estate", etc. but have not had much traffic.
A keyword with a higher KEI has less people competing for that Keyword may be easier for you to snag some traffic for that keyword.
So I looked into the number of searches that were being done for these keywords and the number of competing websites and I was blown away by the low KEI, well below 1.0, usually .01
Did you find that there were lots of searches for those Keywords?
So before I write any more content for my website or create any new pages, I wanted to make sure I was focusing on keywords that would get me high search engine rankings.

One thing I would encourage is to try and think outside the box
Are there keywords related to Orange County
that at first glance are not Real Estate realated
For example...
In Vancouver I found that people are searching for sushi vancouver or craig's list vancouver.
Exactly. I used some of the keyword suggestion tools and still couldn't find any words with a high KEI, which is why I thought I might be doing something wrong. Here are the numbers:

Okay. So but how will that get me visitors who are looking at buying or selling real estate?

Okay, but wouldn't sushi restaurants and pizza places also be optimizing their websites to draw traffic? So wouldn't I also have a hard time getting a high search enginge ranking for those terms?

When you searched in word tracker do you put in your entire keyword phrase?
Is there an easier way to find words that have a high KEI than doing what I have been doing in Wordtracker, which is entering in broad search terms and seeing what comes up?
When looking for keyword suggestions, I would start with a key root word like
Orange County
I did it both ways. Since I bought the one week membership, I started with the term "real estate"
Leave out the real estate part and let wordtracker or adwords keyword tool tell
you what people are searching for related to Orange county.
Okay, so start with Orange County. One problem I found with Orange County is that there is also an Orange County in New York.
So if I find a high KEI for an Orange County keyword phrase that is not real-estate related, would I then create a separate webpage with content related to that keyword or would I just blog about it?
Most keyword tools will allow to add negative keywords
Okay. Would I also use something like that on my website itself to screen out traffic?
To exclude orange county new york just add a -new york
A blog post would be a great place to start or you might find keyword that are related to real estate that you hadn't thought of.

The data in adwords is more current then the data in Wordtracker.

Once you decide on a keyword, here are the page elements that you want to use the keyword in.
Page Title - best for your keyword to be at the start of page title
H1 tags should also have your keyword phrase
Page content should contain your keyword phrase
Have your keyword phrase within some of your pages link text
Should each keyword phrase have a different webpage or blog post? Or does it matter?
Also, I'm not sure what you mean by pages link text. Can you elaborate on that?
There are also the meta tags but those are not used by search engines as much these days, but
still a good idea to add them in there.
Each page or post should be targeting a specific keyword or phrase.
You may want to have a few pages targeting Orange County Real Estate or whatever you are targeting but each page should be focused to at least on keyword phrase.

Let me get to your website and see if I can find a good example.

On your site you talk about... Flat-Fee Real Estate Broker
If you discover that this is a good keyword phrase you might create a page for that keyword phrase.
let say on your home page your have a paragraph which explains briefly what a Flat-Fee Real Estate Broker is
then you want people to read more about Flat-Fee Real Estate Broker
instead of having your link say "Click here to read more"
you would want it to say "click here to read more about Flat-Fee Real Estate Broker"
or "Find out why a Flat-Fee Real Estate Broker is right for you"
Links are very important to search engines and the text used within those links can be doubly important.
Right. Got it. The research I have done so far shows that it is a term that is not searched all that often, but there is definitely less competition than real estate agent in general.

Pay Per Click campaigns can be quite powerful and can be used to help do research for SEO on your site.
Sure. That would be great. One of the things I haven't done before is to create landing pages for a google adword campaign. It would also be helpful to have a better understanding of ways to track which ads are working and which are not, as well as which landing pages are working and which are not.

This site lets you take your keyword research to the next level. It will give you keyword cross comparisons on other websites vs google. You will find that some keywords gathered from wordtracker will give poor results on google, but good results on other search engines, like yahoo, msn, altavista, ask, etc. There are several ways to do keyword research. There's the 'results to searches' ratio, 'lateral' approach, 'longtail' approach, 'matrix' development, and more. To really find the keywords you seek, you will need to understand these approaches. There is another tool you can get also that really does an awesome job of clarifying these, and other approaches. It called Keyword Elite, and it was developed by Brad Callen, an expert in keyword research, and SEO (searchengine optimization). This tool has been used by my website http://www.whybizopsdontwork.com with excellent results. And, my site isnt even finished yet.
